Guide to Arlington VA Condos
Arlington, VA has an amazing selection of condominiums! Widely acclaimed as a model for smart growth, Arlington County has identified eleven different "Urban Villages" with access to public transportation and a walkable lifestyle and encouraged high-density housing in these neighborhoods. This strategy has provided Arlington with a diverse housing stock of single-family homes, townhomes and condos. At CENTURY 21 Redwood Realty we specialize in "all things Arlington" with a particular focus on the buying and selling of condos. Our office is located at 1711 Wilson Blvd, which puts us within walking distance to a significant percentage of Arlington's condo stock.
The majority of Arlington's residential buildings can be found along the Rosslyn-Ballston corridor. These neighborhoods occupy the first five neighborhoods along the DC metro's orange and silver lines as it heads west out of the city. We are going to run through a list of these neighborhoods first, then move onto Crystal City and Pentagon City, which are serviced by metro's blue and yellow lines, and then talk about Shirlington and Columbia Pike.
Situated on a gentle incline rising from the Potomac River and National Mall, condos in Arlington's Rosslyn neighborhood enjoy a topography that provides for some amazing views of the Washington DC monuments. Residents of Rosslyn Condos enjoy "one stop to DC" access via both the Blue and Orange lines that run through the metro station here. While Rosslyn was once known as more of a commuter destination with loads of office jobs, but not much residential development, this neighborhood now has some of the most luxurious condos in all of Arlington. The condominiums here break down as follows:
Old-School with Views: The Atrium, The Belvedere, Prospect House and The Weslie were all built in the late 1970's-1980's and boast spectacular views. Prospect House and Weslie are next-door neighbors, both located directly behind the Iwo Jima Memorial.
Haute in Arlington: With the construction of the Turnberry Tower, Residences at Waterview, Memorial Overlook, Dakota, Wooster Mercer Lofts and Gaslight Square, all of which occurred in the mid-2000s through the present, Rosslyn has become the luxury condominium destination for Arlington, VA.
Boutique Condos: 1800 Wilson and Terrace Lofts were both built in mid-2000's and provide mid-level living options for those that want to enjoy the benefits of an amazing location with the personal feel of smaller buildings.
Named after the big Arlington County Government complex that it surrounds, the Courthouse neighborhood bears no resemblance to its stuffy namesake.
Five Main Highrise Buildings: The Odyssey, Williamsburg, Park at Courthouse Woodbury Heights and The Charleston provide a wide range of options to prospective condo buyers.
Tree-lined Garden Style: Colonial Village occupies the northeast corner of the neighborhood. Built in the 1950's and converted to condos in the 1980's, these garden-style homes are set amongst a campus like settings and provide a nice stock of reasonably priced homes for the area. Courthouse Hill is located just behind the Government Complex in addition to a pool built between the three lobbies.
To visit Clarendon is to want to move to Clarendon, at least that's what it can feel like on a given Saturday when loads of people flow through our 1711 Wilson Blvd office asking- "What do homes like near the Barnes and Noble go for"? Historically known as Arlington's downtown, Clarendon is bustling around the clock. Once known as bringing an alternative vibe to Arlington County, Clarendon now is the epicenter of Arlington, full of energy and activity.
Despite its marquee name and reputation, there are only four major condo buildings in the neighborhood. Clarendon 1021 and Station Square are the largest of the four, and are located next door to one another. The other two big names in the condo market in Clarendon are The Phoenix is located at Highland St and 10th St N, and The Hartford, which is the smallest building, but ideal for those looking for a quieter building.
These two neighborhoods sit on the western side of the Rosslyn-Ballston corridor and offer the most options in terms of condominium styles and locations.
Liberty Center and The Continental are the two tallest buildings in the neighborhood, each of which boast rooftop pools with expansive views. EastView and WestView straddle the metro station at opposite ends and each feature pools, as do Lexington Square, Ballston 880, Summerwalk, Tower Villa and Windsor Plaza. The Monroe and The Berkeley appeal to those looking for smaller, more boutique options.
Crystal City & Pentagon City
Heading south from Rosslyn towards Alexandria on the DC metro's blue line are the urban villages of Pentagon City and Crystal City. The former of these two, named after the famously shaped National Military Command Center, has been tremendously built up in recent years. Immediately above the Pentagon City metro station is The Fashion Centre Mall, which offers some of the DC area's best shopping with Nordstrom and Macy's acting as the mall's two anchor stores. Condo options in Pentagon City include Pentagon Ridge, The Cavendish, Ridge House, Horizon House and The Representative.
One metro stop south is Crystal City, which is a recognizable as the "Downtown" adjacent to Reagan National Airport. With the BRAC (Base Realignment Commission) having sent a slew of Pentagon jobs south to Ft Belvoir, Crystal City is going through a tremendous renaissance with the Crystal City Business Improvement District leading the way in attracting investment to the area, keeping unemployment rates extremely low and bringing in new residents to the neighborhood. Four main condominiums dominate the Crystal City condo market: Bella Vista, Crystal Gateway, Crystal Park and The Eclipse.
Shirlington is one of the newer urban villages of Arlington adjacent to Fairlington, running against Four Mile Run, and bordering Alexandria, VA. The neighborhood has been declared the "Arlington's Arts and Entertainment District", with the Tony award winning Signature Theatre, Theatre on the Run, and a local cinema. The Village at Shirlington, a mixed-use development with retail, restaurants, and residences acts as the "Downtown" of the area. Besides all of the retail and entertainment options, the shopping center also makes public festivals and events like the Shirlala Music Festival, Wags and Whiskers, and more possible. The main condo developments in this area include Heatherlea and Shirlington Village Condominium. Heatherlea is a community made up mostly of townhomes, but also has townhome-style condominiums that intermingle with the full sized townhomes. Shirlington Village is a newer condo building with all of the amenities in the area, and is steps away from the excitement of the Shirlington Village Shopping Center.
Located in South Arlington around the main driving artery of Columbia Pike from S Oakland Street to S Wayne Street is the neighborhood named after the road it's centered around. This area is home to longtime favorites, like the Arlington Drafthouse and Bob & Edith's, but has recently been revitalized with new shopping, restaurant, and housing options. This new development may have something to do with the upcoming Columbia Pike Streetcar project, which will bring non-bus public transportation to the area for the first time. New developments seem to pop up all of the time in Columbia Pike, but as of recently, the main condominium complexes in the area include The Barkley and the currently under construction development Columbia Place Condos. The Barkley has amazing amenities and prices to match, and Columbia Place Condos will be outfitted with all of the newest finishes, just 1 block from the Arlington Drafthouse!

Some people think Fairlington is a bunch of building that all look alike. Not so! Sometimes when my wife and I go for a walk we will check out the many types of building and some of the special features. There are 1024 historical buildings in Fairlington. All buildings are of colonial revival type. Most buildings have gable roofs but some have hipped roofs, flat roofs or gambrel roofs. There are also a handful of mansard roofs. Windows are 6 over 6 and the chimneys are non-functional. Now that is not cookie cutter.
