Initial Consultation

chance for you and your CENTURY 21 Redwood Realty Agent to get to know each other. As we are
paid a commission from the Seller of the home that you purchase- there are
typically no direct charges for any of our services that we offer in
representing you as a buyer. Your agent will outline and explain every
aspect of the home buying process and answer all of your countless
questions. |

Loan Application

Your agent
will coordinate your application with the lender of your choice. We take
pride in assisting your lender with any questions they may have about the
area in which you are looking to purchase.

3.
Property Search
>
One thing that
separates us from our competition is our accessibility! We understand that
we work when you don’t work and we plan our schedule accordingly. In this
fast paced market, timing is everything! In addition- automatic e-mail
updates will keep you posted as properties come available. Your CENTURY 21

features as you view each property. The more homes that you and your agent
see together, the better your agent will match your needs.

4.
Contract Submission & Negotiations

You’ll be glad
to have us on your side! We provide expert guidance on all facets of the
Real Estate contract. Keep in mind that contract negotiations are not
limited to price alone. We make your case for timing, escrows, rent-backs,
and much, much, more. Aside from finding the perfect property for your
needs, this is the most important piece of the transaction. It is
imperative that you feel comfortable with every aspect of the lengthy
contract. We pride ourselves in delivering this sense of understanding. |

5.
Scheduling All Pertinent Inspections

Now that you
understand your contract- it’s time to focus on the actual property you
are about to purchase. We assist you in scheduling and comprehending the
content of all of necessary inspections. Some may have contingencies
attached to them- such as the home and radon inspections. In this case, we
will attend the inspection and facilitate the negotiations. The other
inspections- such as pest, well and septic- simply need to be ordered and
reviewed. We ensure that nothing slips through the cracks. |

6.
Settlement

While the
settlement attorney is there to explain each and every paper in the
“mountain of paperwork” that is signed at closing, we are there at your
side to handle any last minute issues/ negotiations that may be necessary.
This hour or so process is the culmination of all of our hard work and
coordination. This may be the biggest transaction of your life- but we do
our best to make sure that it is not the most stressful!
